Great news! In addition to no down payment, eligible buyers may qualify for a special forgivable loan program providing up to $10,000 (CA only) to cover closing costs and/or interest rate buy-down! You don't need to be a first-time home buyer to qualify. The $10K forgivable loan program is available in select areas throughout California and has no payments or interest.

MAX PRICE = MAX LOAN AMOUNT

With 100% financing, a homebuyers borrow up to 100% of the purchase price of the home. This means no down payment required! Down payments are optional with this program, so for those with any amount of down payment (e.g. a family gift may be used to reduce the loan amount). And thanks to a generous loan limit of up to $832,75000 for eligible buyers, you'll be able to find eligible opportunities in just about every major metro area of California. 

PROPERTY ELIGIBILITY

Higher income limits and $10,000 for closing costs available on condos and single family homes in the following counties: Los Angeles, Ventura, San Bernardino, Riverside, Orange, or San Diego as well as the following Northern California counties: Contra Costa, Napa, Placer, Sacramento, San Francisco, San Mateo and Santa Clara. Complete an Application (online)

Complete a short online application to get started. Once completed, you'll receive an email invitation to login to a secure portal where you'll upload supporting documentation including pay stubs, W2's, bank statements and driver's license.

After we review your application and documentation, we'll determine a price range you qualify for and present you with detailed options so you can see how much your monthly payment is estimated to be for homes in various price ranges. Once you're comfortable with the estimates, we'll issue a rock-solid pre-approval!
